This 3 bd/2.5 ba home on School Ridge has 2582 sq ft and no backyard neighbors. Listed at $750,000 or $290.47 per square ft.
This just in: The new Veros Q1-2021 report anticipates home price appreciation will increase significantly during the next 12 months. Boise is #1, Coeur D’Alene #2, and Idaho Falls is #8, putting 3 of Idaho’s cities in the top 10. Prices are a bit ridiculous right now, but if you’re a buyer, chances are you will see immediate equity. 👍🏼
This one on N. Humphreys went pending in 5 days. The average number of Days On Market so far in 2021 is 4! These quick sales could partially be contributed to the majority of Hidden Springs’ homes initially listed as Coming Soon, where a property can be on the MLS for as long as 14 days without the counter rolling.
Today was Hidden Springs’ Easter Egg Hunt. The oldest had fun finding his 12 eggs and the youngest had fun finding his belly button lint. The entire time. Obviously very serious business. 😄
New listing on 6th for $649,000: 3 bd/2.5 ba, 2500 sq ft and almost no yard work with gravel and Astro-turf side yards.
February gave us record breaking prices per square foot, with half (2) of the sold homes selling just under $300/sq ft. Three of the 4 homes sold over $940,000; these three homes were located in the higher-cost areas of Hidden Springs (in Rolling Hills and on Upper Ridge).
New listing: 4 bd/3 ba, 2922 sq ft, on Hidden Springs’ main drag. Listed at $899,000, it’s got a pool!
Today was a great day for a rain walk. The alleys have the best puddles!
This one on Schicks has been on the market for 5 days and I’m a little surprised it hasn’t gone pending yet!

Coming in less than a week for $919,000: 4 bed/3 ba, 3538 square ft on a corner lot.
This morning we put on old clothes and gave the Hidden Springs orchard some love. The fruit trees have not been commercially pruned in 3-4 years and it shows. Last year myself and a few other volunteers managed to get about 20 trees pruned; fruit production improved and the orchard looked a bit prettier. 🌳
New listing: 3 bed/2 bath, 1561 sq ft for $519,900. That puts the price per sq ft at $333. The one and only time a Hidden Springs home sold over $300/sq ft was in 2007. Let’s see what happens 😬
As a Hidden Springs resident and homeowner, I am naturally invested in the value of our homes. I also believe that homeowners should have specific market information available to them on a regular basis, meaning statistics directly from their neighborhood, not all of Boise or Ada County.

Did you know that the first $1,000,000+ homes (3) in Hidden Springs sold in 2006 and 2007? Then nothing sold over a million until a home on Town Ridge sold in 2019 for $1,075,000 after being on and off the market for two years. In 2020, two more million+ Hidden Springs homes sold at full price and with listing periods of under 5 days. This home closed a week ago, and was our first million-plus of 2021, listed at $1,100,000 and sold at $1,106,000.
